The construction phase is the time when construction work is actually happening. At this point, you have your designs and plan of work, your construction phase plan in place and your team assembled. Everything is planned out, at least for the early stages of your project.


General Contracting

the General Contractor is the individual or company that manages all aspects of the day-to-day activities at the jobsite. They are in charge of actually building the building. General Contractors have their own employees who typically fill the roles of project manager and Construction Superintendent.

Often a GC will have some of their own laborers and carpenters who “self-perform” some work on the project, however, General Contractors almost always utilize a variety of specialty subcontractorsc who complete 80-90% of the work.


Construction Management

Construction management is the overall planning, coordination, and control of a construction process from the start to the end. The objectives of project management are to produce a project that meets client requirements on budget and schedule, and at acceptable risk, quality, and safety.

The project management process begins with identification of the user requirement, project constraints, resource needs, and establishment of realistic objectives to meet the strategic goals. This may be an iterative process as new information becomes available through efforts by various professionals on the project.


Design and Build

Design and build can be seen as giving a single point of responsibility for delivering the entire project. Some clients, however, consider it is only appropriate for simple projects, where design quality is not the main consideration.

Design and build is one of the three procurement routes favoured by the government for publicly-funded projects, as it allows a fully integrated team to work together on the project from the beginning.
